SITE INFORMATION
Locality

The site forms part of the Rietkol Agricultural Holdings area that is situated in the
western parts of the Victor Khanye Local Municipality. The site is situated
approximately 2,1km from the Rietkol / N12 Intersection and is visible from the
N12 Highway.

Terraplan Associates submitted a rezoning application in terms of Section
56 of the Town Planning and Township Ordinance, 1986 from
“Agricultural” to “Industrial 2” with the inclusion of a motor vehicle sale and
display area, (lorries, trailers, earthmoving equipment, etc.) and
subservient workshops, wash bays, offices, a cellphone and
telecommunication mast as well as a dwelling unit, subject to the following
restrictive measure:
-Coverage of 40%
- Floor area ratio of 0,4
- Height restriction of 2 storeys
The rezoning application and amendment scheme application was
approved on the 8th of October 2014 by the Victor Khanye Local
Municipality. The land use rights (Industrial 2) will only be promulgated
on request of the purchaser or seller. The proclamation will take
3 weeks to be published in the Mpumalanga Provincial Gazette.

Development potential
The “Industrial 2” rights can be proclaimed within 3 weeks Mpumalanga
Provincial Gazette, after which the following developments are possible:
· Light Industry - (Small scale industrial purposes where electricity demand
on the site will not exceed 48 kVA and the maximum total
of active employees on the site is limited to 20).
· Service Industry
· Commercial – (Distribution centre, wholesale trade, storage, cartage and
transport services, laboratories and computer centres).
· Motor vehicle sale and display
· Subservient workshops, wash bays and offices.

Services Electricity Sundra Rural – Miling 11KV overhead
power line located within Fifth Road
directly adjacent Portion 1 and 2.
ESKOM services are also present in
Sixth Road. An electrical connection
still needs to be applied for.
Sewer No sewer network present in the area.
No septic tanks or French drains are
permitted. Only sealed units are
allowed.
Water No boreholes are present on any of
the properties.
A 75mm diameter water pipe is
located on the southern boundary of
Portion 3, within Sixth Road’s road
reserve.
No water network is located on the
